$8K Homebuyer Credit Advance Signed Into Law Today!
Governor Crist signed a budget bill today that states how Florida will spend $65.6 billion dollars in the fiscal year that starts July 1.
Included is $30.1 million for the Florida Homebuyer Opportunity Program, which will help with downpayment assistance.
Beginning July 1st, 2009 – those who quality for the federal $8,000 first-time home buyers tax credit will be able to apply for down payment assistance before they close on the purchase of their new home and then repay the amount borrowed when they receive their tax refund. The state program will operate through local county housing administrators, although the details are still being worked out.
100% Loan Financing on New Homes Still Exists!
The USDA (United States Department of Agriculture) offers a barely known 100% loan financing program, called the USDA loan, that can help lower income families purchase homes. With funding up to 100% of the homes purchase price, payments on this mortgage are based on the household’s adjusted gross income. Commonly called Section 502 loans, this rural housing development government loan program offers some advantages to those who are unable to obtain conventional financing.
A few advantages of this program include:
• No down payment with 100% financing
• No maximum purchase price
• The home-buyer’s closings costs may come from any source, including gift money
• Home improvement and repair monies can be included in the loan
• 30 year fixed rate loans
• No minimum credit score
• Mobile homes on land can be eligible
Normally, the home purchased will need to be in a rural area with modest prices for the area. The homebuyer’s income typically will also need to be below the median income for the area.
Take a look at the USDA links below… they will allow you to search for eligible properties by address. You can also find the maximum income allowed based on geography and family size. You will be amazed at how many properties can qualify for this government loan program that are located just minutes from town. Some of the more developed locations like New Tampa, Fishhawk and Riverview suprised me that they too qualified for this type of loan!

Voters in Florida will soon make a decision on Amendment 4, which creates conservation as a new land-use classification, giving conserved property a lowered tax assessment similar to that of agricultural land. Luxury Tampa Condos Emerge from Bankruptcy
The high end luxury condos in the Channelside district of Tampa Florida called the Towers of Channelside emerged from Chapter 11 bankruptcy protection this past Wednesday with a new plan of selling the remaining 150 units of its 29 story twin towers and pay off creditors. The condos went down hard last year, like other condo developments in the area, when buyers started backing out of contracts because of the rapidly declining housing market and then Wachovia pulled out the developments financing. read more

Florida’s Amendment 5 rejected by Supreme Court
Florida’s state Supreme Court finally came up with the reasons they rejected the much hyped Amendment 5 up for voter approval this year that could have reduced Florida real estate property taxes up to 40%. In a nutshell, the Supreme Court did not like the wording used in the proposal and did not like the fact that the money being taken away from the school system would only have a 1 year guaranteed replacement. This decision comes as a huge disapointment for the millions of people looking for immediate tax relief in this “non-recession”.
